Renting

Q.Can you help if I do not speak Japanese?

You can contact us in English or Japanese. We explain the property search, agreement process, and practical arrangements in a language you understand.

Q.Why are there upfront rental costs in addition to the rent?

In addition to advance or prorated rent, you may need to pay a security deposit, key money, guarantor company fees, insurance, and brokerage fees. The amounts and items vary by property, so check the full breakdown before applying.

Q.Are the security deposit and key money refunded when I move out?

The remaining security deposit is refundable after deductions such as unpaid rent and repairs you are responsible for. Key money is normally non-refundable. Before signing, confirm each amount and how the deposit will be settled at the end of the tenancy.

Q.Can I rent without a personal guarantor in Japan?

Some properties accept a guarantor company instead of a personal guarantor. Screening criteria and required documents vary by property. Some also accept applications from overseas, so you can contact us before arriving in Japan.

Q.Does a two-year lease mean I cannot move out before two years?

Some leases allow early termination, but may require advance notice or include an early termination charge. Before signing, check how much notice you need to give and what fees may apply.

Q.Do I have to restore the property to brand-new condition when I move out?

Not necessarily. Ordinary wear and ageing are treated differently from damage caused by negligence or misuse. Check any special terms, including cleaning charges, and take photos of the property's condition when you move in.

Buying

Q.Can I discuss a purchase while living overseas?

Yes, we offer online consultations for clients living overseas. Required documents and the procedures that can be handled remotely are confirmed for each situation.

Q.Can foreign nationals buy property in Japan?

Yes. Foreign nationals and people living overseas can buy property in Japan. The documents and procedures required depend on where you live and the property you choose, so we guide you through the requirements for your situation.

Q.What costs should I budget for beyond the purchase price?

Additional costs include brokerage fees, registration costs, taxes, and insurance. Condominium owners generally also pay monthly management fees and contributions to a repair reserve fund. Consider both the initial costs and ongoing expenses alongside the purchase price.

Q.What is the difference between owning the land and holding a land leasehold?

With an ownership property, you own the building and the land, or a share of the land. With a land leasehold property, you hold the right to use leased land, and ground rent may apply. Contract terms and resale procedures also differ, so compare more than just the price.

Q.Can I move into a resale home in Japan straight after buying it?

It depends on the property. Even homes advertised as renovated vary in the work completed and the condition of their fixtures and equipment. Before buying, check the building's condition, repair history, and which fixtures and equipment are included at handover.

Q.Does buying property give me the right to live in Japan?

Buying property does not itself grant a visa or residence status in Japan. If you plan to live here after your purchase, you will also need to check the immigration requirements that apply to you.

Investment & rentals

Q.Can you help with operations after a purchase?

We can discuss operating plans, day-to-day operations, and property management. The scope of work and fees depend on the property and your requirements.

Q.Can I use any property I buy as a vacation rental?

No. Eligibility depends on the location, zoning, building rules, fire safety equipment, operating model, and required notifications or permissions. Condominium rules may prohibit vacation rentals, so the relevant conditions need to be checked before purchase.

Q.Does a high gross rental yield mean a property is a good investment?

Gross rental yield is annual rent divided by the property price. It does not fully account for vacancies, management fees, repairs, taxes, or purchase costs. Review the income remaining after expenses and likely future spending as well.

Q.Can I rent out a property in Japan while living overseas?

Yes. We also provide property management for owners living overseas. We can discuss a scope of service suited to your needs, including tenant communication, rent administration, and arranging repairs.

Q.Are vacation rentals limited to 180 days per year?

Vacation rentals operated under Japan's Private Lodging Business Act are limited to 180 days per year. Other frameworks, such as operating with permission under the Hotel Business Act, have different requirements. Local restrictions also apply, so the rules need to be checked for each property.

Q.Can I outsource the operation of a vacation rental?

Yes. Depending on the operating arrangement, you may be required to appoint a registered private lodging management business. Agree on the scope of work in advance, including cleaning, guest support, and communication with neighbours.

Military & SOFA

Q.Do you support U.S. military and SOFA housing enquiries?

Yes. Tell us your assignment location, family needs, pets, and commute preferences. We will confirm the supported area and relevant requirements before proceeding.

Q.Can U.S. military personnel rent any property as off-base housing?

Each property needs to be checked individually. In addition to the landlord's rental conditions, we confirm the housing procedures required by your command or installation and the property's eligibility before proceeding.

Q.What does a listing marked “Navy Lease” mean?

The term is used in listings for properties that may accommodate leasing procedures for U.S. military personnel. The label alone does not confirm approval: any required inspections, approvals, and lease conditions still need to be checked for the individual property.

Q.Can I sign a lease immediately if the rent is within my housing allowance?

Rent is only one factor. The property's condition, lease terms, and any required inspections and approvals also need to be checked. If you have a target move-in date, start your property search well in advance.

Q.Can I communicate with the landlord or property manager if I do not speak Japanese?

Yes. We help with communication in Japanese during the property search and leasing process. Before you sign, we also confirm and explain whom to contact after you move in.

Living support

Q.Can I ask for help after moving in?

You can ask about utilities, internet, communication with management, renewals, and moving out. We explain the support available for your circumstances.

Q.Can I use electricity, gas, and water as soon as I receive the keys?

You need to arrange for the services to start. Gas activation in particular may require someone to be present, so make the arrangements early once your moving date is set.

Q.Can I arrange utilities when moving in if I do not speak Japanese?

Yes. Our partner offers a utility setup service with support in foreign languages at no service charge. The service helps arrange the start of electricity, gas, water, and other utilities. Your utility usage charges are separate.

Q.Who should I contact if equipment breaks down or there is a water leak?

Check the property management or emergency contact listed in your lease or move-in guide. If there is a risk of further damage, contact them promptly. Photos of the issue can help you explain what happened.

Q.Can I ask for support beyond finding a home?

Yes. You can also ask about housing-related procedures and arranging services you need after moving in. Tell us what you need, and we will explain the support we can provide.

Enquiries

Q.Can I enquire about any area in Japan?

We welcome enquiries about locations across Japan. Share your preferred area, and we will confirm the services and options available for your needs.

Q.Can I get in touch before my plans are final?

Yes. You can speak with us even if your location or timing is undecided. We can help you organise your priorities and the questions to consider.
